Michigan City’s Historic District regulations are designed to preserve the city’s rich architectural heritage and the unique character of our historic neighborhoods. These guidelines help protect buildings, structures, streetscapes, and landmarks that contribute to our community’s historical and cultural identity.
Why Historic Preservation Matters
Historic preservation is not just good for cities, it’s great for them. Preservation brings multiple benefits, including aesthetic, symbolic, cultural & social, educational, economic, and more.

Historic District Requirements
Any property located within a Historic District is subject to both standard zoning regulations and the additional requirements of the Historic District. These rules ensure that new construction, renovations, or alterations maintain architectural integrity and visual harmony.
Step 1: Confirm if your property is in a Historic District
- Use the interactive map on this page.
- Click the magnifying glass icon (🔍) and type in your address.
- A blue location pin (📍) will appear on your property.
- Click your property to view details such as parcel number, zoning, and historic rating, etc.
Step 2: Review the Historic Preservation Guidelines
- Before beginning any project, please consult the Historic Preservation Guidelines found [here]. These will help you understand what types of work are appropriate and permissible.
Step 3: Complete the Certificate of Appropriateness Application
Download the application below, and review it carefully. Be sure to include the following with your submission:
- Clear photos of the existing conditions
- A photo, rendering, or product cut sheet of the proposed replacement
- Material samples (color/finish)
- Any other relevant documentation or specifications
Once your application is complete, please submit it by email to historicreview@emichigancity.com as a single PDF that includes the application, photos, material samples, and any other supporting documentation. Be sure to include your property address in the subject line of the email.

Application Review Process
Like-for-like work (same material and color) may be approved at the staff level, typically within one week of a complete application.
Other work may require review and approval by the Historic Preservation Commission.
